Furtado & Associates (F&A) provides Construction Management services to local agencies, including construction consulting, inspection. F&A has the ability to provide services during the design phase in the form of constructability reviews, coordination and scheduling, and also during the construction phase in the form of general construction management and inspections. F&A has a history of identifying and resolving potential difficulties during the design phase, providing quick, effective solutions during the construction phase when changes in the field arise and also serving as the owner’s representative out in the field.

F&A prides itself on its ability to provide the resources needed to assist with construction management and administration needs of clients. F&A’s construction management team has experience from both the public and private sectors, and backgrounds range from former civil roadway and building inspectors to construction engineers for private contractors. Whether the client requests construction management during the whole construction process, from inception to completion, or just for portions of the construction project, they will find F&A’s expertise beneficial to their construction inspection and management needs.

F&A is responsible to the owner of the project and will cater to the client’s interest in every stage of the construction phase. F&A has the ability to provide construction management on large, urban, heavy civil projects.  The following are services F&A’s construction management field offers:
  • Overall Construction Management: F&A is responsible to the owner and acts in the client’s interests at every stage of the construction project.

  • Office Engineering: F&A has extensive experience in pre-construction documentation setup, maintenance of construction documents, change order management, material tracking, progress reports, tracking quantities, progress payment and approval process, RFI coordination, establishment of verification and tracking systems, and field inspection. F&A has provided these services for projects such as Sound Transit Tacoma Commuter Rail Stations and Link Light Rail, and Seattle DOT Spokane Street Viaduct. F&A can also provide dispute resolution and project close-out.
 
  • Inspection: F&A can provide civil and structural inspection of rail, roadway, and bridge construction. F&A has extensive experience in providing inspection services for bridge substructure and superstructure construction, retaining walls, storm and sewer systems, and utility systems. F&A has provided numerous inspection services for both public agencies and private contractors on projects such as Sound Transit Link Light Rail projects and WSDOT SR520 Eastside Transit and HOV project.  F&A’s inspectors both have design and construction backgrounds which allows them to perform constructability reviews and evaluate change orders effectively.
 
  • Constructability Reviews and Value Engineering: F&A can provide a review of record drawings prior to the start of construction to identify potential constructability issues, as well as possible dispute issues. F&A can also perform value engineering, cost/benefit analysis and best value comparisons to help the client reduce costs, stay within the predetermined budget and prevent scope creep.
 
  • Scheduling: F&A can provide development or review of construction baseline schedules, review CPM to check for construction achievability and to identify possible schedule conflicts, and logic analysis for work flow and review of original durations to ensure sufficient time is allowed to complete individual work elements.  Services offered also include review of updated CPM schedules which will include analyzing updates for correct actual dates and remaining durations of ongoing work, review of changes to CPM logic and durations, along with performing a delay analysis to ensure completion within contract milestones and supplementing everything with full reporting on all findings.
